Chapter 8 ~ Impact on Atlanta


The development of Atlantic Station will have a number of impacts on Atlanta. Not only will the 17th Street connect Midtown to Atlantic Station, it will also help decrease traffic congestion on other roads that are currently being used to get from one side of the interstate to the other side. By increasing the commercial industry in Downtown Atlanta, people who live Downtown will have greater encouragement to stay in the area and not travel into the surrounding suburbs to accomplish the same needs that can now be accomplished at Atlantic Station.

Environment

Land

Brownfield redevelopment that would be left barren until someone else could afford to reclaim the land.

Air

There are greater benefits by developing on the Atlantic Steel site than on a Greenfield. A concentrated mixed-use environment means less pollution by people who need to travel to and from work or stores.

Water

Atlantic Station will reclaim runoff water and use it for irrigation of property. This will help keep the runoff from flowing into the sewage system. A state of the art sewage system has been created which will separate sanitary sewers from regular sewers.

Sustainability

Atlantic Station is using construction materials and sustainable building practices that minimize pollution and energy use along with recycling over 150,000 cubic yards of on-site building materials. Atlantic Station has partnered with Southern Company Energy Solutions to develop the Southeast's largest, most environmentally friendly central cooling system which will save building owners more than $35 million in construction costs, while operating more than 25 percent more efficiently than traditional HVAC systems.
